As part of the Store Design team, this position will support the responsibilities of Design Manager in conceptual design, design development and construction documentation. The Store Designer will work with internal departments, including store construction, real estate, procurement, store operations, facilities and brand senses (visual, creative, marketing), as well as external partners such as architects and engineers.
Key Responsibilities - Develop and produce space plan(s) for all potential locations to ensure best solution is provided to Real Estate and Construction for Real Estate Committee meetings and build out cost estimating - Lead the store planning and schematic design review process - Prepares accurate documentation in accordance with the current or proposed drawing standards for: Capital & Expense Initiatives, New Stores, Remodels/Conversions - Support design team in producing presentation plans, redline, revisions and presentation renderings as necessary - Review design development and construction drawings for design intent and accuracy - Assist with generating new ideas for store design, which may include new storefronts/windows/fixtures/finish selection/store architecture, layout/design and signage - Prepare hardcopy and electronic presentations, including design pin ups, PowerPoint slide presentations, presentation books, and presentation plans - Drawing/designing using AutoCAD - Coordinates field verification/survey trips - Manage and oversee the successful scheduling and receipt of all new projects and site surveys - Reviews Site Surveys for completeness and accuracy - Support and direct design consultancies in the preparation of permit/bid/construction documents - Communicates regularly with architect to maintain current drawings and details - Following up on building permits and review process with outside architecture firm - Communicating red lines (revisions and corrections) with outside architectural firm - Assist in the daily management and coordination architecture/engineering consultants, landlord contacts and local tenant coordinators - Represent Comcast in project discussions with local architects, engineers and landlords - Work with local building departments to assure proper submittal documentation and requirements to assure building permits are obtained in a timely manner - Review landlord Tenant Criteria for informed store design layouts and storefront design - Manages landlord work letter communication with architect for drawing accuracy - Relays and coordinates architectural plans and information, to the project team - Coordinates documents with architects and internal business partners - Assists in the development of project scope & timelines - Support the procurement of vendor packages including signage, fixtures, lighting, equipment, graphics/artwork - Support construction teams, consultants and/or contractors with clarifications and revisions during the bid and construction period - Liaise with marketing, visual and creative services in support of projects and initiatives - Assist the Department Team where applicable, in the day to day duties of project administration from lease exhibit development through project closeout. - Attend meetings with various business groups as well as outside vendors and consultants. - Drives the coordination of the design process with relevant disciplines, to include: visual, marketing, operations, purchasing, real estate and construction - Maintain constant communication with construction, real estate and store operation teams throughout the design process to meet deadlines. - Resolving field design issues Director of Construction and General Contractors as well as the liaison from field to Architect - Partner with internal business partners to deliver quality stores, on schedule and under budget. - Manage store project schedules on a weekly basis as it pertains to the store design scope and work flow. This includes tracking project statuses and liaising with the Real Estate team to ensure information is up to date - Review and track design project schedule (schematics, BoH, shop drawing approvals) - Support the project assignments and status updates to Real Estate team - Create ad hoc tracking and measuring report to ensure projects are successfully delivered on schedule - Daily coordination of store design timelines from project inception to store opening. - Assist PM's and Lease administrator in coordination and assembly of project close-out documents including warranties and operating and maintenance manuals from Landlord and General Contractors - Reviewing preliminary drawings with landlords and providing consistent coordination of design process throughout construction - Assist in contract close-out and accompanying paperwork - Consistent exercise of independent judgment and discretion in matters of significance. - Regular, consistent and punctual attendance. Must be able to work nights and weekends, variable schedule(s) as necessary. - Other duties and responsibilities as assigned.
Library and Data Management - Maintains square footage reports and A-base plans - Develop, maintain and coordinate new store specifications project manual and organize, update and maintain store project files. - Develop, assemble and prepare store design photo guide - Upload and maintain the projects on G drive to ensure all files are in the correct location and up to date - Maintain & update architectural design standard books by keeping up with new/revised/obsolete blocks within Store Design standard - Organize, file, print, and distribute electronic and paper documents for Store Design and Construction teams - Manage the upkeep of the professional store photos and their distribution to internal partners - Managing traffic of all samples, materials and drawings between internal and external affiliates - Assist in the development of master construction documents, standard specifications and design updates - Assist in the review of proposals for content and cost competitiveness - LOO database management for each location, partnering with cross-functional teams to ensure necessary info is on each LOO
Fixture/Casework - Maintains functional details/documents for fixture/casework design - Assists in review of proposed designs to ensure conformance with current functional standards, and maintains an awareness of materials and fixture development - Works with purchasing to understand lead-time and costs - Assists in review of final fixture drawings and rollout timelines to test stores and maintains knowledge of fixture assembly/components
Merchandising - Maintains an awareness of prototypical adjacencies, department side counts/square footages, as it relates to each prototype standard
Minimum Qualifications - BA in architecture or interior design or equivalent experience - Generally requires 5-8 years related experience; minimum 5 years of experience in retail, hospitality, restaurant design or development organization including management of construction documents Demonstrated proficiency in AutoCAD, 3dsMax or other rendering software. - Prior experience managing external architectural and/or design consultants as well as leading teams and partners - Track record of spearheading all operational and administrative aspects of Store Development - Proven ability work autonomously and collaborate effectively - Excellent demonstrated project management skills and ability to multi-task and meet deadlines - Periodic travel estimated at 25% or less
