The Assistant Construction Services Manager will support the Constructon Services Team for the Facilities Engineering & Planning Department (FEP) which includes: liaison between Project Management & Planning and the Facilities Department within FEP; responsible for assisting and supporting Construction Services Team, internal and external project managers; providing design input on MEP disciplines with special focus on Building Automation Systems (BAS), HVAC Controls, and MEP commissioning for new construction and renovation projects.
S/he supports the Sr. Construction Services Manager and Construction Services Manager in advising staff engineers and external consultants in systems selection for building controls by reviewing construction documents as assigned for adherence to Building Design standards. The review process continues during construction phase with RFI and Submittal review/comment.
This position inspects assigned construction sites for safety, security, parking, and cleanliness. They assist in witnessing MEP system tests, provides field reports to Rice project managers, attends construction meetings as assigned.
During commissioning efforts, works with third party Commissioning Agents, Controls, and Testing and Balancing contractors to ensure buildings have been fully tested and commissioned to Rice standards. During project closeout, secures all as-built/record drawings, Operations and Maintenance Manuals, warranty information and tracks and relays additions/changes to building equipment lists to FSC for the maintenance database.
S/he will assist Construction Services Team in researching and coordinating building and utility outages in support of construction projects. They will also assist and work closely with facilities and maintenance personnel during campus emergencies.
