The Director of Construction, Design and Facilities will work in conjunction with the real estate team to plan, design, direct, coordinate, and oversee de novo, relocation, and remodel construction projects. This includes acting as the representative for the procuring, contracting, and administration of third-party architects, commercial contractors, and consultants. The Director of Construction role will provide leadership, coordination, and communication role with all construction team members. Additionally, the role will manage the Facilities Manager to ensure all locations are properly maintained according to brand standards.
Principal Duties and Responsibilities:
Review of general conditions, contracts, lien waivers, bid proposals, insurance requirements, and the design documents for correct criteria
Provide ongoing management for all phases of construction for de novo, relocations, and renovation projects
Lead the selection of and contracting for architects, general contractors, and other third-party consultants for each project through a formal RFP process
Provide leadership and direction for the company to complete tenant improvements, buildouts, remodels, and projects at the lowest possible cost, in the shortest possible time frame, in accordance with company plans, standards, and specifications
Oversee the drafting and implementation of design and construction contracts; issue contract modifications, incorporating material scope or administrative revisions
Perform site investigations, due diligence research, and associated project cost budgeting
Monitor scheduling and project management to assure that major milestones are met; verify milestones before payments are made
Oversee and ensure currency of permits, monitor compliance with set regulations
Oversee the performance of contractors and work closely with various City Departments, including Building Department, Public Works, Community Development Department, Engineering and Fire to obtain conditions of approval, permits, inspections, and certificate of occupancy
Oversee the work of facilities manager, procurement, project manager(s) and selected contractors; obtain internal approvals and ensure work is completed correctly and timely
Review with Project Manager(s) all inspections and oversight of inspection agencies at the project level, assuring quality control throughout the construction phase
Prepare project status reports and ensure plans adhere to contract specifications
Control construction budgets
Be aware of public requirements, and their impact on project delivery
Assist, advise, and effectively communicate with owners, partners and executives
Good knowledge of city and county processes
Develop and maintain vendor, contractor, designer, and permit expeditor relationships
Review and ensure close-out activities and documentation at the completion of a project
Experience working in a fast-paced environment, managing the rolling out 50+ de novo and relocation construction projects per year, ideally in med spa or non-evasive medical industry
Previous experience must include responsibilities for scheduling multiple projects, bidding, creating construction budgets, and tracking of financial results of the department
Excellent aptitude in the negotiation of contracts with contractors, subcontractors, and vendors
Previous experience performing or overseeing construction draws, lien releases, etc.
General building code knowledge/familiarity

MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS
10 years minimum successful work construction project management experience in retail stores/studios, ideally with med spa or medical/dentistry background.
Bachelor’s Degree required, preferably in Architecture or Engineering or Project/Construction Management or related.
